Engineers Estate users — what's the real ground reality?

Since moving into Engineers Estate three months back, I'm honestly questioning everything builders promise. Everyone talks about 'luxury amenities' from brochures but nobody discusses the *actual* delivery once you're living there. My flat mein minor seepage dikh rahi hai already, and fittings bhi loose ho gaye hain. And the 'grand clubhouse'? Mostly empty, feels like a ghost facility, hardly anyone uses it daily. Green areas bhi bas naam ke hain, itni open space nahi lagti jitni dikhayi thi. Maintenance charges toh poore le rahe hain, par service quality? Questionable hai yaar. Is it just me, ya sabka yahi haal hai with builders in New Delhi? Disagree? Tell me why.
