posted on 2 AprEnough rent! Sector 63A property opinions needed
Fed up of renting, landlord raised rent again. Finally taking the plunge. I'm looking at Sector 63A in Noida. Has anyone living there faced major waterlogging issues during the monsoon? Drainage kaisa hai wahan? Also, how's the traffic situation during peak hours? Is it a complete nightmare or manageable? Honestly not sure if it's worth investing here, considering the EMI vs rent math. Koi experience share karega?

Be careful - some builders have a history of overpromising and underdelivering. Research their past projects thoroughly.
Sector 63A is a mixed bag. Some parts are well-maintained, while others are neglected. It really depends on the specific location within the sector.
Current market conditions are tough. Interest rates are rising, so EMI will be higher. But property prices are also increasing, so it's a trade-off.
So, what did you decide? Are you going ahead with the purchase in Sector 63A?
Don't forget to check the amenities completion status before booking. I made that mistake in Sector 120. The swimming pool is still not functional after 5 years!
EMI vs rent is just the starting point. Factor in the cost of furnishings, maintenance, property tax, and other associated expenses. It adds up quickly!
Also, think about resale value. If you decide to move in a few years, will you be able to sell the property at a good price?
The upcoming Jewar airport is supposed to boost property values in Noida. But it's still a long way off.
I've heard that some developers are offering attractive payment plans to attract buyers. Check those out, but read the fine print carefully.
Waterlogging is a concern in some areas, especially during heavy rains. I've seen videos circulating on WhatsApp groups. Make sure to visit the site during the monsoon season before making a decision.
Possession mila kya kisi ko recent projects mein? I heard there are still delays due to COVID-related issues and labour shortages.
Bhai, COVID toh ek excuse hai. Builder log apni marzi se delay karte hai. Check RERA registration and completion dates carefully.
RERA registration number zaroor check karna. And see if there are any complaints registered against the builder.
Honestly, Noida is a gamble. You might get lucky, or you might end up with a delayed project and endless problems. Do your homework!
Investigating Sector 63A is a good start. I suggest visiting the area during peak hours and during a rainy day. That will give you a realistic picture.
I bought in Sector 63A three years ago. Initially, everything seemed great, but the maintenance charges are ridiculously high. And the promised clubhouse is still 'under construction'. So be careful about those hidden costs.
Maintenance charges are a killer in Noida! Mera society toh har saal badha deta hai. Any tips on how to negotiate?
True that! Clubhouse 'under construction' is the oldest trick in the book. I'm still waiting for mine in Sector 75.
Traffic is a nightmare, especially during office hours. Consider the metro connectivity – Sector 62 metro station is nearby, but getting there from some parts of 63A can still be a hassle.
Don't just look at EMI vs rent. Factor in property appreciation, tax benefits, and the peace of mind of owning your own place. Rental increases are only going to get worse.
Sector 63A is okay, but have you considered Sector 74 or 75? Slightly more expensive, but better planned and better connectivity.
Sector 63A... Hmm. Drainage ka scene is okayish, depends on the block. Traffic bhai, peak hours mein toh Sector 62 se lekar NH24 tak pura jam rehta hai. EMI vs rent, that's the real question. I'd suggest thoroughly research the builder's reputation before investing.
Haan, exactly! Noida mein yahi problem hai. Infrastructure is always lagging behind the construction.
Rent se tang aa gaya? I feel you, bro! 63A is decent, but waterlogging can be an issue in some pockets, especially near the nullah. Check that out specifically. Traffic is definitely a pain, especially if you're commuting to Delhi or Gurgaon.
Which project are you considering? That makes a huge difference. Some builders are much better than others in 63A.
Good point. Builder matters a lot. Unke past projects dekho, whether they delivered on time or not.
