Visited Eros Group in Sector 114 last week for a 3BHK. Quoted price felt high. Does negotiation actually work much for new projects in Mohali, or is pre-launch pricing the only real discount you get? How much can an investor realistically knock off from the listed price? Seeking opinions on maximizing deal value.

Exactly! But someone told me a friend got a good 5-7% discount on a project in Sector 109. Is that even possible with Eros? Has anyone here actually managed to get a significant price reduction post-launch in Mohali?
I managed a small discount on stamp duty and registration charges once, but that was because I knew the sales manager personally. For actual property price,
5-7%? That's wishful thinking for a project like Eros, especially after launch. Maybe in a very slow market, but not now.
Yaar, I felt the same. Sab builders ka yahi haal hai. They quote sky-high and then say 'Sir, this is the best we can do.' I was looking at something near Airport Road (Gurgaon side) and the prices were just insane, no room for negotiation at all.

Honestly, for new projects, the best time for discounts is pre-launch or during festive offers. Post-launch, especially in a growing market like Mohali/Chandigarh corridor, builders hold their ground. They know demand is there. Current market conditions in Gurugram, for example, are also showing strong price stability for quality projects, so builders are confident.
I tried negotiating for a flat in Sector 82 last year. They only offered a minor discount on parking and club membership, maybe 2% overall. For actual price reduction, it's very tough.
Haa bhai, same here. Mohali mein market is hot, so builders don't feel the need to reduce much.
