₹80 lakh for a 3BHK in Eta II is what I'm seeing now. My initial thought was ki ye price point theek hai for the area, considering Jewar Airport and FNG Expressway developments. But I'm looking at it from a pure investment lens, not just end-use. I've seen this pattern before ki initial appreciation is good, but then resale liquidity becomes an issue. Kya Eta II mein resale market strong enough hai for a 3-5 year horizon? What's the actual ROI people are seeing, or just paper gains? My concern is about future absorption rates. Is the tenant profile strong enough to support rentals if I decide to hold? Any insights from current owners would be helpful regarding long-term yields.
