Eta II property prices: Are they justified or just hype?

Are Eta II property prices just a bubble, or is there real value? Everyone talks about metro connectivity, but what's the actual ground reality for daily life and peak-hour traffic? I'm so fed up of renting, finally looking to buy a 2BHK. Seems like prices are inflated for what you actually get. Change my mind.
