Did a site visit to Evergreen Mango Orchad Tree Houses last week. I work in real estate, but buying for myself is a different ballgame. Honestly, everyone talks about the 'unique' concept, but off the record, I'm not seeing the real investor appeal. ₹1.25 Cr to ₹2.00 Cr for a completed project, matlab kitna capital appreciation expect karein from here? Kya ismein ab bhi upside bacha hai? I feel like the initial appreciation already happened. Rental yield bhi kitna milta hoga, realistically? Koi bata sakta hai actual numbers? Resale market mein kitna liquid hai yeh project? I'm worried about getting stuck. Okay, I'll say what no one says: is this just an overhyped niche property with limited resale pool? Change my mind.

Bhai, exactly my thoughts! I visited Evergreen Mango Orchad last month and came back with the same doubts. The 'unique concept' is great for social media, but as a first-time buyer looking for actual returns, I just couldn't justify the price of ₹1.3 Cr for something already completed. Lagta hai pre-launch mein hi sara appreciation nikal gaya. Ismein ab aur kitna upside milega, samjh nahi aa raha.
