Visited Evermark Provica Homes 2 site last Saturday. Builder team was pitching hard, but I'm thinking long-term investment, not just EMI vs rent. Price range ₹28.50 L–₹52.50 L seems okay for Greater Noida, but resale market ka kya scene hai? Ismein investor ratio zyada toh nahi? Ghost society banne ka risk hai kya? Koi experienced investor batao, 5 saal mein exit strategy ke liye yeh project sahi hai ya nahi? Fed up of renting, so finally taking the plunge. Just don't want my money stuck. Not sure if it's the right bet.

Bhai, Evermark ka naam sunke thoda darr lagta hai. Inka track record utna accha nahi hai. Aur RERA number not applicable? Ye toh red flag hai! Greater Noida mein aise bahut projects hain jo delay hote hain. Resale market ke liye RERA registered hona bahut zaruri hai.
Sahi baat hai U1! RERA rules ke hisaab se agar project area 500 sq mt se kam hai ya units 8 se kam hain toh RERA exempt hota
