Since last year I've been eyeing properties for investment, and Evermark Provica Homes 2 in Greater Noida has caught my attention. Main khud real estate mein hoon, but apna paisa lagana alag game hai. Builder ka track record kaisa hai, especially delivery time par? Kya time par possession milta hai generally? Aur long-term capital appreciation ka kya scene hai yahan? Resale market kitna active hai, matlab 5-7 saal mein exit possible hoga kya? Any honest opinions on this project's ROI potential?

Dekho, every investment has risks. Evermark Provica Homes 2 mein units kam hain (50 units), toh maybe completion faster ho. But RERA aur builder's past record ek major concern hai. Due diligence bahut zaroori hai. Maybe visit the site, talk to current buyers if any, aur legal documents acche se check karwao.
Site visit toh theek hai, but legal checks mein kya kya dekhein exactly? Koi checklist hai kya?

Resale market Greater Noida mein thoda slow hai abhi, especially in areas like Alistonia Estate where prices are stagnant. 5-7 saal mein exit karna mushkil ho sakta hai agar market pick up na kare. ROI potential tabhi hai jab project time pe complete ho aur quality acchi ho.
Current market conditions mein Greater Noida mein bahut inventory hai. Naye projects aate rehte hain, competition high hai. Resale mein buyer milna mushkil ho raha hai, especially agar aapko quick exit chahiye. Investors already stuck hain, toh 5-7 saal ka exit target thoda optimistic lag raha hai. Unless there's a huge infrastructure push around that specific area.
Sahi kaha, RERA 'Not Applicable' matlab ya toh project bahut chhota hai ya fir loopholes use kar rahe hain. Isse buyer protection kam ho jaati hai aur investment risk badh jaata hai.
Mai khud Evermark ke ek pichle project mein phas gaya tha. Possession date 2025-04-01 hai, but inki history dekho toh delay pakka hai. Mera project 2 saal late hua tha, toh ROI tab tak toh zero hi hai. Be extra careful, especially with 'Not Applicable' RERA. Builder ne phir se date extend kar diya lol, yeh toh common hai inke saath.
Haan, U4 sahi keh rahe hain, delays common hain. But saare projects same nahi hote. Mere ek dost ne Ajayabpur mein Evermark ka hi ek project liya tha, usko time pe mil gaya. Provica Homes 2 naya hai, maybe they've improved their execution.
