₹78 lakh for a 2BHK in Evermark Provica Dream Valley felt good. Possession was in March. But the "world-class" clubhouse is a shell, green areas are mostly concrete. Does anyone think these broken amenity promises hurt future resale value or tenant attraction?

Noida mein property rates are still climbing, especially with the upcoming airport. You might still see appreciation, but the missing amenities will definitely cap your maximum resale value compared to a fully-equipped society.
RERA ka role yahan par limited lagta hai for amenities unless they are completely missing and promised. But for delays, they are effective. You should still file a complaint, it puts pressure.
As a tenant myself, I'd definitely pay less rent or look elsewhere if the promised amenities (especially gym, pool, kids area) are not there. It's a deal-breaker for families.
So, the takeaway is: gather evidence, form an RWA, and explore legal options with RERA/consumer court. Don't let the builder get away with this. It's your hard-earned money!
Overall, yes, incomplete amenities definitely impact resale and tenant attraction, especially in a competitive market like Noida. Your best bet is to rally with other residents and approach RERA or consumer court. Don't sit quietly.
Has anyone tried to get a valuation done by a third-party agency now? It might give a clearer picture of how much the missing amenities have devalued the property.
I think the initial poster needs to gather all documents – brochure, RERA, possession letter. Then, list out all missing amenities with photos. This evidence is crucial for any legal action or RWA discussion.
Sometimes builders give a small discount on maintenance for a few months as a goodwill gesture for delayed amenities. Check if that's an option, though it's usually peanuts compared to the actual loss.
What happened to the 'Dream Valley' part? Was it supposed to be a themed garden or something? Builders use such fancy names but deliver concrete jungles. So disappointing!
My advice to first-time buyers: visit at least 3-4 projects, compare amenities on ground, not just in brochures. Ask for a written commitment on amenity completion dates and penalties if not met. I made that mistake once.
Ye builders ka toh game hi hai! Pehle promise karo, fir delay karo, fir adhoora do. Aur maintenance charge poora lenge amenities ke liye jo hain hi nahi! It's daylight robbery.
Exactly! The maintenance charges are the biggest rip-off. They charge for 'world-class' facilities that are just concrete shells. We need to collectively refuse paying full maintenance for non-existent services.
But if you refuse, they cut off services ya put pressure. It's a lose-lose situation until RWA gets strong. Our RWA is still fighting the builder on this for last 6 months.
What about the occupancy certificate (OC)? Builder ne OC ke liye apply kiya hai ya mil gaya? Without OC, amenities are usually not fully functional, but full maintenance is still unfair.
Have you guys formed an RWA yet? A collective voice has more power. Our society got a partial refund for incomplete amenities after continuous follow-ups and even a legal notice.
What's the actual square footage of your 2BHK? 78L seems high for a 2BHK unless it's a really large one or prime location. Is it a corner unit? That might affect the valuation more than amenities, sometimes.
Evermark ka track record utna accha nahi hai. Unke previous projects mein bhi delays aur amenity issues rahe hain. Always check builder history before investing. Ek baar Google kar lo, you'll find reviews.
Yeah, I heard that too. My cousin had issues with their project in Ghaziabad. Builder ne ek baar payment le li toh phir sunte nahi hain.
Exactly, U15. This is why I always recommend people to check RERA complaint history for a builder. It's public record and can save you a lot of headache.
Mera bhi same experience tha Godrej Nurture mein. Brochure mein swimming pool Olympic size dikhaya, mila ek chhota sa tub. Builders ki marketing team bohot over-promise karti hai. Aisa lagta hai sirf bechne tak matlab hai.
Godrej se expect nahi kiya tha aisa. Evermark toh phir bhi naya player hai. Builders always show CGs (computer graphics) that look nothing like reality. It's a big fraud.
CGs are the biggest scam! They should be legally bound to show actual progress pictures and not just artistic impressions. This needs to change with RERA.
Provica kis sector mein hai exact? Agar Sector 121-122 side hai, then ₹78L for 2BHK is a bit steep if amenities are missing. Sector 150 mein bhi abhi ₹7000-₹8000/sqft chal raha hai for good projects, with better amenities on paper.
Sector 79 is developing well. But still, amenities are key for that price point. ₹78L for a 2BHK means it's probably around 1200-1300 sqft. At that size, you expect a good society experience.
It's Sector 79. And yes, the pricing was competitive at the time of booking, but now with missing amenities, it feels overpriced. The location is good though, near the proposed metro line.
Totally relate yaar! Ye builders ka common tactic hai. Brochure mein kuch aur dikhate hain, reality mein kuch aur milta hai. Mera bhi Noida एक्सटेंशन में same issue hai. Feeling your pain.
Did you check their RERA documents? Amenities listed there? Sometimes they list 'proposed' which gives them a loophole. It's crucial to compare the brochure with the RERA filings.
Honestly, for a 2BHK at ₹78L, amenities are secondary. Location and basic structure matter more for resale in Noida. People mostly look for proximity to office hubs or metro. Kya farak padta hai clubhouse se agar location prime hai?
Exactly! Noida mein competition itna hai, if two properties are similar price, amenities make the difference. Kids ke liye playground nahi hai ya swimming pool adhoora hai toh kaun lega for rent? Tenants bohot particular ho gaye hain ab.
I agree with U3 to an extent. If it's a good location (near metro/office hubs), people compromise on amenities. Ultimately, it's about the ROI. ₹78L for 2BHK sounds decent for Noida if it's a good sector. But yes, for premium tenants, amenities do matter.
Nah, U3, you're missing the point. Modern buyers, especially young families ya NRIs, look for the 'lifestyle' package. Clubhouse, gym, green spaces aren't just add-ons anymore. They're deal-breakers for many.
