Builders ke brochure mein jo amenities dikhte hain, woh ground pe bilkul alag hote hain. I work in real estate but buying for myself, Evermark Provica Dream Valley mein, it's a different game. Water supply ka kya scene hai? Tanker pe depend karna padta hai kya, ya society ka apna robust system hai? Tenant attraction ke liye yeh small things matter a lot. Children's play area bhi dekha, but kya woh actually safe aur usable hai, ya bas ek 'tick-off' item? Long-term investor perspective se, yeh daily functional aspects bahut important hain. Maintenance costs bhi high hote hain agar basic infrastructure hi weak ho. Kya kisi aur ne bhi yeh specific issues face kiye hain? How do you deal with builders on these promised-vs-delivered discrepancies?

Wahan builder ne clear commitments diye the water treatment plant aur 24/7 power backup ke liye, with proper documentation. Dekho, current market conditions mein Noida mein kaafi options hain. ₹50 L – ₹53 L for an ongoing project with these amenity concerns is definitely on the higher side. Nearby areas like Ajayabpur mein bhi better-specced projects mil jaate hain is range mein, sometimes even with RERA approval.
Totally agree with the OP! Evermark Provica Dream Valley ki baat kar rahe ho, toh yeh toh common issue hai. Builders advertising one thing and delivering another is a tale as old as time. I almost booked a flat in Alistonia Estate two years back, brochure mein resort-like amenities dikhaye the, but site visit pe pata chala swimming pool ka size ek bathtub jitna hai aur gym mein bas do machines. Water supply ka issue toh major headache hota hai, especially if you're thinking of renting it out. Tenant attraction ke liye basic facilities ka strong hona bahut zaroori hai. Is project mein bhi same lag raha hai, kya? Bohut tension hoti hai first-time buyers ko.

Bilkul sahi kaha, jaise aapne Alistonia Estate ka example diya, same cheez hoti hai. Evermark Provica ka RERA number bhi 'Not Applicable' dikha raha hai, which makes me even more nervous. Builders ko toh sirf sales se matlab hota hai, baad mein kaun poochhta hai.
