Did a site visit to Evermark Provica Dream Valley last weekend. Kids have moved out, so I'm looking for a smaller, manageable place after selling our big house. The society looked decent, but parking ka system samajh nahi aaya. Builders promise allocated parking, par kya woh actually milta hai? Ya fir possession ke time lottery type ho jata hai? Older log hain, basement parking se flat tak ka access smooth hona chahiye. Maintenance charges mein parking included hota hai ya alag se? Any experiences with Evermark or similar projects?

U1, make sure the society has enough visitor parking too. Otherwise, your guests will face problems, and that's another headache. Many societies overlook this, leading to arguments with security.
The market is hot right now. Rates are not coming down anytime soon. So, if you like the project, negotiate hard on the parking clause and get it documented. Don't miss out on a good location if everything else checks out, but be firm.
Overall, U1, it seems the consensus is: get everything in writing, check builder's RERA history, and prioritize direct basement-to-floor access for seniors. Don't trust verbal promises. Good luck with your search! Hope you find a peaceful place.
Thanks everyone for the super helpful insights! Bahut kuch clear ho gaya. Will definitely check the RERA status more deeply and push for written commitments on parking and accessibility. And will try to find some existing residents. Really appreciate the community's help!
Noida Extension mein flats are still cheaper than main Noida, but connectivity is improving. If Evermark Provica is well-connected, that's a plus. But parking is still a huge deal, especially for resale value later.
I'm a tenant in Sector 137, considering buying. This parking discussion is giving me nightmares. Builders need to be more transparent. RERA should enforce clearer guidelines, maybe with a standardized parking clause.
U1, did you check the amenities completion status? Sometimes they show fancy clubhouses and pools in brochures, but they are delayed for years. Important for quality of life, especially for seniors who might rely on these facilities.
Any NRI investors here? How do you guys manage such issues from abroad? It's hard enough being here to follow up, imagine from a different country. Do you hire local consultants?
Builder ne phir se date extend kar diya lol. This is the Noida story. Parking ka toh sabse pehle poochho. Maintenance mein included ho toh best. Agar alag se charger toh that's a red flag. Aur basement se lift access directly to your floor, this is non-negotiable for seniors. Write it down!
U1, also check the width of the parking ramps. Some basements have very narrow ramps, making it difficult to navigate, especially for older drivers or larger cars. Safety is key, narrow ramps can be dangerous.
Sector 150 mein bhi kuch projects mein parking ka issue aaya hai. Like, they allocate, but then someone else parks there, and security doesn't do anything. It becomes a daily hassle, like a mini war every evening.
My advice to U1 would be to talk to existing residents of Evermark's other projects. You'll get the real picture, not the sales pitch. LinkedIn or local resident groups are good places to find them. They won't sugarcoat it.
Maintenance charges mein parking generally included nahi hota. Woh common area ka maintenance hota hai. Parking ka alag se charge karte hain ya fir ek lumpsum fee hoti hai. U1, clear kar lena yeh point, it can add up significantly over time.
U1, have you checked their RERA registration? Evermark Provica Dream Valley ka RERA ID UP-RERAPROJ123456 hai (example ID). Wahan pe completion date aur facilities ka clear mention hona chahiye. If not, it's a red flag. Also, check their track record for past projects on RERA website, that's the most reliable source.
U13, good point. But RERA mein bhi sometimes builders put a very far-off date to avoid penalties. Original committed date kuch aur hoti hai. It's a tricky game, you have to read between the lines.
U14, true. But at least RERA gives you some legal recourse if things go south. And for parking, RERA says allocated parking cannot be sold separately after 2017. So, it should be part of the super area cost, not an extra charge. Confirm this.
U15, that's the rule, but builders find loopholes. They might call it 'common area' and then charge for 'maintenance of common area parking'. Always check the fine print. U1, ask for the draft agreement before booking, and get it reviewed by a lawyer.
Noida mein property rates are generally going up, especially near the FNG corridor and new metro lines. So, if the location of Evermark Provica is good, it might be a decent investment in the long run. But for end-use, especially for seniors, practical aspects like parking and accessibility are paramount. Don't compromise on that for a few lakhs of potential appreciation.
U17, agreed. Long-term appreciation is there, but daily convenience matters more for seniors. U1, maybe look at some ready-to-move-in options, even if slightly older, where you can actually see the parking situation and access in person.
Ready-to-move-in means higher premium bhai. Pre-leased or under-construction mein thoda discount milta hai. But for U1's situation, I think U18 is right. Peace of mind is priceless, especially when you're downsizing for comfort.
Evermark Provica? Bhai, unka previous project, Evermark Greens, abhi tak delayed hai. RERA site pe check karo, completion date kitni baar push hui hai. Parking toh secondary issue hai, pehle possession milega bhi ya nahi, woh dekho. Senior citizens ke liye toh aur risky hai aise projects mein invest karna.
U5, you're right. I heard similar things. Provica is a new name, maybe they rebranded? But builder ka history important hai. U1, please check the builder's past projects and their RERA compliance status. It's public info, just needs a little digging.
Haan exactly. My cousin invested in a project by a similar builder and now he's stuck. Possession ke time parking lottery se mili, aur woh bhi open parking, not basement. U1, basement parking ka specifically puchho, aur usko agreement mein dalwao, warna baad mein bahut problem hogi.
U7, agreement mein dalwana almost impossible hota hai unless you're buying a really high-end penthouse. Standard flats ke liye builders don't budge much on specific parking spots. They just mention 'allocated parking' and leave it vague.
U1, for older people, make sure they have ramps and lifts directly from the basement parking to their floor. Bahut projects mein lift sirf ground floor tak jaati hai, fir stairs. That's a huge pain. Aur parking maintenance charges mein included hote hain generally, but confirm kar lena, sometimes they add a separate 'parking upkeep' charge.
Thoda positive perspective bhi sun lo. Mera friend Provica ke sales team mein hai. He says Evermark has invested heavily in this project to clean their image. They are trying to provide proper allocated basement parking with dedicated access. Site pe golf carts ka provision bhi hai for seniors from parking to tower lobby. But haan, get everything in writing.
U10, that sounds promising, but 'trying to' aur 'kar diya' mein bahut farak hai. Golf carts ka provision toh bahut builders bolte hain, but actual mein kitne chalte hain aur kitne functional rehte hain, that's the question. Mera society mein 2 saal se bus 'in discussion' hai.
Exactly U11! Mere society mein bhi golf cart ka promise tha. Aaj tak ek bhi nahi dekhi. U1, if you are looking for smooth access for seniors, visit during peak hours (morning/evening) and see the actual movement. Don't just rely on sales pitch and glossy brochures.

U1, aapki concern bilkul valid hai. Noida mein parking ka issue har dusre project mein hai. My parents bought in Sector 78 and they had to fight for a proper spot for almost a year. Allocated bolte hain but end mein sab mess ho jaata hai. Builder ki taraf se clear communication nahi hoti.
Exactly U2! Mera bhi same experience tha Godrej Woods mein. Allocated parking mil gayi but it was in the farthest corner of the basement. Seniors ke liye bahut problem hoti hai utna walk karna, especially if they have groceries.
U3, Godrej Woods mein toh phir bhi thoda organized hoga. Evermark ka track record utna strong nahi hai. I'd be very careful. Parking ka agreement mein clear mention hona chahiye, not just verbal assurance. Builder pe trust mat karo.
