Everyone's bullish on Noida Extension, but I'm not so sure.

Okay I'll say what no one says: everyone is hyping Noida Extension for 2026-27, but I'm questioning if the real appreciation has already peaked. Sure, Jewar Airport and FNG are coming, but are those factors already priced in? I've seen property values in Swarn Nagri climb, but the rental yields are still stagnating around 2-3%, far from the advertised 4-5%. Are we just chasing a bubble now, or is there genuine upside left for another 20-30% ROI? Change my mind.
