Excellaa Primarc ka on-time delivery record kaisa hai, Pune mein? Planning to finally buy, fed up of renting. I'm worried about construction quality issues post-possession. Also, hidden charges jaise PLC ya maintenance deposits, kya yeh log surprise dete hain? Real experiences please.

Exactly my thoughts! New builders aksar low price point pe attract karte hain, but then quality compromise ya hidden charges aate hain. Has anyone heard specific stories about new builders in Pune, especially around Sinhagad Road, regarding these issues? PLC aur maintenance deposits ka shock toh har jagah sunte hain.
Totally agree with U6. These new guys often give a low initial quote to get bookings, but then they recover it through these 'extra' charges or by delaying projects. My cousin faced similar issues in Ambegaon Budruk with a lesser-known builder. It's a common tactic.
Haan bhai, I had a friend who booked with a relatively new builder near Sinhagad Road last year. They promised possession in 18 months, but abhi 2.5 saal ho gaye hain, project abhi bhi stuck hai. Plus, jo PLC initially quote kiya tha, possession ke time pe bol rahe hain ki 'market conditions' ki wajah se badh gaya hai. Quality bhi, according to him, looks shoddy for the completed flats. So, yes, be very very careful with new players.
Yaar, I'm seriously considering Excellaa Primarc, but it's a new builder with literally zero projects completed earlier. This makes me super nervous. I'm a first-time buyer and my entire life savings are on the line, so trying to be extra careful. Akurdi side mein bhi kuch new projects hain, but this one looked promising on paper.

U1, same pinch! I also checked Excellaa and got worried when I saw their 'Total projects: 0'. It's such a red flag for first-time buyers like us. How can we trust a builder with no track record, especially with our hard-earned money? Delivery delays toh pakka honge, I feel.
