Is Excellaa Primarc's 3BHK genuinely spacious for a family with kids, or does the layout feel cramped? My wife wants usable space and a friendly community. What's daily life like?

How is the construction quality progressing given the 2027-12-01 possession date? And what about the RERA number P52100047444 – is it reliable?
U6, you hit the nail on the head. Compact is the polite word. It felt like a 2.5BHK disguised as a 3BHK. Disappointing.
U5, I visited Excellaa Primarc a couple of months ago. Construction is ongoing, seemed okay from outside, but the sample flat felt exactly as described – compact. U3, totally agree with your point about carpet area. We faced this issue with another project near Akurdi a few years back. The photos looked great, but the actual living room felt tiny, and the bedrooms were just enough for a bed and a small wardrobe. We ended up not booking because it just didn't feel like a 'home' for the long run. Builders often prioritize selling more units over actual liveability. For a family, you need space for kids to play, study, and just breathe, you know?
U2, I asked their sales team. The 3BHK carpet area is around 950-1000 sq ft, which frankly, for ₹1.3 Cr – ₹1.5 Cr in 2027, feels a bit less, especially if you have two kids. It's not bad, but not 'spacious' like they claim. Feels like they've cut corners to fit more units.
