Fed up of renting. Finally taking the plunge, but Exotica Housing is delaying possession in Sector 9! Six months over deadline. EMI vs rent math is killing me. Anyone else facing this? What did you do?

OP, any updates? Did you talk to the builder? What did they say?
Honestly, I'm thinking of moving to Gurgaon. Noida is becoming too chaotic.
Builder ne phir se date extend kar diya! I'm dying! They say 'force majeure' this time. Unbelievable.
So, what's the consensus? Should OP file a RERA complaint or wait it out?
File the complaint! At least it puts pressure on them. Also, keep escalating to their higher management.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not ready!
Rising rates are making me nervous. Should I just sell and book profits?
Anyone have experience with legal recourse against builders in Noida? What are the actual chances of winning?
Legal route is long and expensive. But sometimes it's the only way to get your money back.
Depends on the lawyer you hire. Get a good one specializing in real estate disputes.
Document everything! All communication, payment receipts, everything. It will help your case.
Be careful — this builder has 3 delayed projects in Noida. Check their track record on RERA website before investing more.
Good point. Due diligence is key. RERA website is a must-check before buying anything.
U17, can you share the RERA registration number for this project? I want to check it myself.
Possession mila kya? That's the only thing that matters. Show us the pics!
Sector 9 mein property rates are crazy high right now. Is it really worth it considering the delays?
U20, rates are high everywhere in Noida, bhai. It's the metro effect.
Exactly! And the new Jewar airport is also pushing prices up.
Mera bhi same experience tha 2 years ago with Supertech. Builder ne phir se date extend kar diya lol. Ab toh hasi aati hai.
Compensation mil raha hai kya? Builder giving anything for the delay? That's the key question.
U11, compensation is a joke. They offer peanuts compared to the EMI I'm paying.
Haan exactly, Noida mein yahi problem hai. Builders get away with everything.
Check your agreement. There should be a clause for penalty per month of delay. Fight for it!
I bought in Sector 78 three years ago. Thankfully, possession was on time. But the common area maintenance charges are insane now. Anyone else facing this?
Sector 78 mein toh yeh issue hai hi. Maintenance companies are looting us!
U14, try forming an AOA (Apartment Owners Association). That's what we did. It helped control the maintenance costs.
RERA complaint is a good idea, but be prepared for a long wait. My friend filed one last year, still nothing concrete.
Exotica? Heard some not-so-good things. Which project exactly? Sector 9 is huge. And what was the promised possession date originally?
U5, he mentioned Exotica Housing. I think it's near the metro station. Overpriced if you ask me. Sector 150 has better options now.
Sector 150 is too far, yaar. Connectivity is still an issue. Sector 9 is much more convenient.
U7, the new metro line extension is supposed to reach Sector 150 soon. Property rates are already reflecting that.
U6, Sector 150 is definitely the future. Better planned, less congested. But yeah, right now Sector 9 is more convenient for many.
Bhai, Exotica Housing? Meri jaan nikal gayi thi. Sector 9 is a mess. I feel your pain. Which tower are you in?
Six months? Lucky you! I'm going on year two with another builder in Sector 75. RERA mein complaint daalo, that's what I did.
EMI vs rent is a killer, totally agree. But have you checked the builder-buyer agreement carefully? They usually have clauses for delay compensation.
