My overall opinion: Sector 50 is a good location. But Exotica... proceed with caution. Do your research and don't believe everything the builder tells you.
Sector 50 is good for rental income if you can find a good tenant. But appreciation... I'm not so sure.
Check amenities completion before booking. I made that mistake in another project. Swimming pool and clubhouse are still 'under construction' after 3 years!
Honestly, I'd avoid Exotica. Too many delayed projects and unhappy customers. There are better builders in Noida.
Jewar airport is definitely going to impact property prices in Noida. But it will take time. Don't expect overnight returns.

RERA registration number check karo before investing. Don't trust their marketing brochures.

Last I checked it was around 60k per sq meter. But that was a few months ago. Might have changed.
Mera personal experience is that resale value is not great for Exotica properties. Difficult to find buyers.
Dekho, Sector 50 is good because of the metro connectivity. But Exotica... I'd suggest looking at other options in the area. Maybe Godrej or ATS?
I invested in Exotica Housing 5 years ago. Appreciation has been decent, around 6-7% per year. But finding a good tenant is tough. High vacancy rate.
