I've been tracking Exotica for a while. NorthVille was supposed to be delivered by 2017 end, but many buyers faced significant delays. My friend, who bought a 3BHK there, finally got possession in mid-2019, almost two years late. The resale market isn't very active, most listings are from investors trying to offload. Capital appreciation has been minimal so far, especially considering the initial price. Noida market is generally slow for new projects right now, so resale is even tougher.
While delays are a concern with Exotica, it's also true that the overall market sentiment affects everything. If you're looking for quick appreciation, this might not be it. But for long-term stay, after possession, it could stabilize. I recently checked rates in Alistonia Estate, and they are also around 60-70L for 2BHK, so 65L isn't completely out of line if the quality is good. It's a tough call for first-time buyers.

Resale movement bahut slow hai, I've checked a few portals. Price per sqft higher side pe lag raha hai for that area.
