Since January I've been shortlisting flats in Greater Noida, looking to upgrade from my 2BHK. Gulshan Homz ke projects Sector 112 mein dekh raha hu. I'm seeing a lot of floor-rise premium and PLC charges. Is it really worth paying extra for a higher floor, ya just builder ka tareeka hai to inflate price? Also, new projects pe spot discount milta hai kya, ya sab fixed price bolte hain? Secondary market mein better negotiation scope hota hai kya, especially for properties around 1.5 Cr?

Totally agree! Gulshan Homz ka Sector 112 wala project suna hai kaafi hyped hai. Floor rise toh har jagah hai, but PLC charges bhi bahut hote hain. Mujhe lagta hai builders bas demand dekh ke price badha dete hain. Spot discount toh naye projects pe milna mushkil hai aajkal, sab ek rate bolte hain. Mera dost bhi Ajayabpur mein dekh raha tha, usko bhi koi discount nahi mila.
Sahi baat hai, spot discount toh sapna hai. Maine bhi Gulshan Homz ke ek project mein enquiry ki thi pichle saal, Alistonia Estate ke paas. They were quoting fixed prices, no negotiation possible even for bulk booking. End mein mujhe laga ki itna premium dena theek
Spot discount is a myth. Builders will give you some 'festive offer' ya 'limited period deal' but it's just marketing. Actual discount zero.
Yaar, I'm also looking in Greater Noida, and this floor rise premium system is so confusing! Gulshan Homz ke projects mein toh aur bhi zyada lag raha hai. Kya sach mein upar wali floors mein itna farak hota hai ki itne paise de dein? Mujhse toh samajh nahi aa raha, lagta hai bas builders ka naya tareeka hai cash squeeze karne ka. Budget already stretched hai 1.5 Cr tak, upar se ye sab charges. Secondary market mein negotiation ka scope hota hai kya, like the original post mentioned? Main bhi Alpha I Greater Noida mein dekh raha tha, wahan bhi rates high hain.
Secondary market mein negotiation ka scope definitely hota hai, but depends on seller's urgency. 1.5 Cr segment mein thoda mushkil hai but possible hai.
Dekho bhai, high floor ka view acha hota hai, no doubt. But haan, price difference justify karna mushkil hai. Air quality thodi better ho sakti hai, but itna zyada premium worth it nahi lagta. Sirf builder ka way hai to make more money. I'd say stick to mid-floors, unless you really really want that specific view.
