I visited the site last month. The location is great, no doubt. But the pricing, starting at 5 Cr, feels very steep for an under-construction project. They are selling the 'premium lifestyle' and future appreciation. But for a first-time buyer like me, it's a huge risk. Is the 'premium' tag just for marketing, or is there real value? Sector 45 is definitely a prime location, but the current market conditions in Noida are a bit tricky for such high-ticket investments. Prices have gone up, but rental yields haven't always kept pace. For investors, the ROI might not be as quick as they project. My agent was showing me some good options near Alpha-II Commercial Belt which are already ready-to-move, for almost half the price.

Haan, RERA number UPRERAPRJ953234/04/2024 hai. Maine dekha tha. But even with RERA, delays can happen. The project is still ongoing, with 320 units. A lot can change till 2029.
Builder ka reputation is key, especially for a project of this scale and price. My uncle had a bad experience with a different builder in Noida Extension, the quality was not what was promised. So, please check reviews beyond just the glossy brochures.
