Experion One42, just moved in last month, and honestly, maintenance charges yahaan par kaafi high lag rahe hain. They promised top-notch service and security, but ground reality thodi alag hai. Security guards ka response time slow lagta hai, aur visitor management system bhi utna smooth nahi hai. Investor perspective se, ye sab cheezein tenant attraction aur long-term ROI pe impact karti hain. Kya yeh charges justified hain, ya just for show hai? Has anyone else faced similar issues here?

So, what exactly are the maintenance charges per sqft at Experion One42? Anyone has the exact figure?
Yaar, I inquired last year for a friend. I remember them quoting something like ₹5-6 per sqft, plus electricity and water. Which, for a place like Golf Course Road, sounds 'normal' but the issue is always the value you get for it. If U1 is saying services are poor, then ₹5 is definitely not worth it. For a 2000 sqft apartment, that's ₹10,000 just maintenance, excluding utilities. That's a huge chunk for a first-time buyer.
This is a common scam, honestly. These builders lure you with fancy brochures and then once you're in, the real picture comes out. Experion One42 is supposed to be a premium project, but if security and basic services are lacking, then what are we paying for? It's not just about the money, it's about the peace of mind. I've heard similar stories from residents in projects even further out, like near Baliawas, where they pay high charges but don't get proper water supply sometimes.
Sahi kaha aapne. Builder ka track record bhi dekhna chahiye. Experion ka toh sunte hain ki delivery mein bhi delays the. Maintenance toh baad ki baat hai. Quality pe bhi compromise karte hain kya ye log?
Totally feel you! I'm looking at properties nearby, like in Badshahpur, and even there, the maintenance quotes are getting crazy. Builders just add 'premium amenities' and then charge a bomb. For first-time buyers like us, it's a huge burden on top of the EMI. Lagta hai sab bas paper pe accha dikhta hai.
Agreed. My cousin bought in a project near Airport Road (Gurgaon side), and he says the same. Initial promises were grand, but after moving in, all the small issues start cropping up. Maintenance charges are just another way to squeeze money, it feels like.
Haan bhai, same experience. Security ke naam pe bas gate pe ek guard khada kar dete hain.
