Pre-launch pricing in Noida feels like a total gamble these days. I'm eyeing a 3BHK around Sector 5, budget up to ₹2.5 Cr, purely for investment ROI. Experion Developers ka pre-launch offer dekh ke I'm just not sure if it’s genuinely underpriced. From my experience, early-bird "discounts" often get eaten up by hidden charges or inflated super area numbers later. Builders quote super area and then actual carpet area is much less, right? It's a classic trap I've seen play out. Broker bolte hain ki yeh "exclusive deal" hai, but I've seen this pattern before. Is it truly a better deal than waiting for RERA registration and then negotiating hard? Should I push for a better rate now ya wait and see the market after possession?

Totally agree with you! Pre-launch is a huge risk, especially with these big builders. My cousin got burned badly with a 'pre-launch offer' in Alpha I Greater Noida, super area was a complete joke. They promise the moon and deliver dust.
