Experion The Trillion visit: Is the premium justified?
Visited Experion The Trillion last weekend. I'm upgrading from my 2BHK. Construction quality over time – does it affect resale and maintenance? Aur promised amenities, do they actually attract tenants ya bas premium hain? Kya experience hai?

I'm with U9. While the project sounds fancy, the timelines are a deal-breaker for me. I'd rather pay a bit more for a ready-to-move or a project with 2-3 years possession. The mental peace of knowing when you'll get your home is priceless, especially when you're shelling out 5.8 Cr+. Just my two cents.
I think the 'premium' is for the perceived luxury and future growth potential of the area. But with such a distant possession date, the risk is definitely higher. You're essentially betting on the market and the builder for nearly a decade. For first-time buyers like us, that's a massive commitment. Maybe look for something closer to possession, even if it's slightly older.
My broker was pushing this hard. Said it's a great investment opportunity because of the brand name. But an upcoming project with 552 units and a 2032 possession date, that's a lot of inventory to move. What if they struggle to sell all units, impacting the overall community feel and maintenance funds?
I visited too. Construction quality seemed good on paper, but it's an upcoming project, so hard to judge the final product. My main concern is the resale value after such a long waiting period. Market conditions in Gurugram are so dynamic. By 2032, who knows if this area will still be considered 'premium' enough to justify the price? What if a better project comes up nearby?
That's a valid point about resale. Property appreciation in Gurugram has been great recently, but 10 years is a long time. The current market is hot, but interest rates are also rising. I'm worried about the EMI burden for such a long period. Has anyone done a deep dive into Experion's past projects' resale performance?
Bhai, Experion The Trillion toh dekha, location aur design achha hai, no doubt. But ₹5.8 Cr se ₹7.2 Cr ka price tag aur possession 2032 mein? That's a loooong wait for such a huge amount. Is this premium really justified for an upcoming project? Socha tha upgrade karunga, par itna wait time aur cost dekh ke darr lag raha hai.
Totally agree with U1. My budget is tight and I'm also looking to upgrade from a 2BHK. But 5.8 Cr is a huge jump. Are the promised amenities actually unique, or just standard stuff wrapped in premium packaging? Do these high-end amenities really attract good tenants later, ya sirf maintenance badha dete hain? My cousin had a bad experience with amenities not being maintained in a premium society near Badshahpur.
Exactly! I felt the same. 2032 is almost a decade away. Who knows what the market will be like then. Aur itna paisa block karna for an UPCOMING project, bahut risky lag raha hai. My friend booked in a project near Airport Road (Gurgaon side) and even that took longer than promised. Experion ka track record kaisa hai, anyone knows?
