Express Astra ka capital appreciation bas marketing hype lagta hai. Fed up of renting yaar, finally taking the plunge for investment. Everyone glorifies Express Astra ki pricing badh gayi, but I think current rates (₹1.36 Cr–₹3.13 Cr) are already stretched. Pre-launch buyers ne toh paisa banaya, but now? Kya real rental yield milega, ya sirf 2-3% par atka rahega? Also, investor ratio bahut high hai wahan, right? Doesn't that risk a ghost society feel later, making resale mushkil? EMI vs rent math tabhi work karega jab actual returns milein. Change my mind.

Mujhe bhi yahi tension hai. EMI aur rent mein difference tabhi justifiable hai jab future mein achhi appreciation dikhe. But at ₹1.
Yaar, exactly what I've been thinking! I'm also a first-time buyer, and Express Astra ka hype sunke lagta hai ki pre-launch walon ne hi kamaaya hoga. Current prices toh meri budget se bhi upar ja rahe hain, aur ROI ka koi guarantee nahi. Ghost society wali baat bilkul sahi hai, Noida mein aise projects bahut hain jahan half of the flats are empty.
