Expressway connectivity has totally ruined Faridabad RERA pricing
Expressway connectivity has completely distorted pricing along RERA Approved Projects. My parents keep saying stick to registered sectors, but asking rates in Sector 75 shot up so fast after bypass work started. A small hack I found while checking DTCP circle rates: plots just 2 km off the link road still have genuine options at 15% less, not sure why brokers hide this... Ab samajh nahi aa raha if paying the expressway premium is worth it. Does anyone have real ground tips on which pockets actually benefited?

Such a balanced perspective here, really helping my anxious mind. Sector 35 and Sector 75 both look overpriced, but waiting also feels risky if prices shoot up further after full connectivity opens. What finally happened with your site visit, did the broker negotiate on that 15% margin or stood firm?
I have been tracking Neharpar and Sector 75 for 8 months now. The expressway hype is definitely real because Delhi-Mumbai corridor link work is fast, but paying 9,000+ per sqft for under-construction towers with 2027 delivery is pure gambling. One developer quoted me 1.15 Cr for a 3BHK with hidden PLC charges extra. If construction gets delayed by even two years, our rent plus pre-EMI will drain every single rupee of emergency fund. Which specific link road pocket did you spot that 15% discount in?
Tanker water is a nightmare for long-term living yaar. My cousin shifted to a similar pocket and spends 3,000 extra every month just on basic supply. So did you finalize anything there or are you still visiting sites on weekends?
I saw those lower rates near the Sector 74-75 dividing road boundary towards the old village belt. Rates there hover around 6,800 to 7,200 per sqft because master roads are still incomplete. It looks attractive on paper, but water supply is mostly private tankers right now, which honestly terrifies me.
Total frustration hai honestly. Middle class buyer jaaye toh jaaye kahan? Either pay ridiculous expressway hype prices or sit in kuccha road pockets praying electricity grid connect ho jaye. Every broker gives a totally different circle rate number.
Sector 35 is seeing the exact same artificial rush. Last year itself builders started pitching bypass connectivity and hiked basic selling price by 20% in three quarters. Ekdum panic create kar dete hain site visits pe.
True, unka sales pitch sunke I almost swiped my credit card for token money in Sector 35. Phir ghar aake calculation kiya toh EMI was taking up 45% of our combined salary. Still so confused whether to wait for prices to stabilize or enter now.
Bhai seriously! Sector 75 rates are touching 8,500 per sqft now, completely out of my budget. I was feeling so stressed looking at the quotes yesterday. Are those 15% cheaper link road options legally safe or is there some registry issue there?
I checked those link road pockets last month with my uncle who works in revenue. Most of them have genuine DTCP approvals, but the problem is basic infra like sewage and approach roads are terrible right now. If your budget is tight, it feels tempting, but daily commute might give you real headaches.
