Expressway vs Central Noida: which offers better value?

Came across this podcast reflecting on 20 years in real estate, and it got me thinking about Noida's shift over the decades. I'm currently looking at a 3 BHK in Noida and trying to decide between expressway projects and older central sectors like Sector 75 or 78. The newer developments promise better layouts and open spaces, but established areas have ready infrastructure and no handover uncertainty.
