Not proud of this but I almost jumped into Fairfox Eye Of Noida Eon. Builder ka delivery track record kaisa hai, bhai? Iska resale potential kitna real hai? Long-term ROI ko leke thoda nervous hoon.

Dekho, Fairfox Eon ki location achi hai, no doubt. Par jaise sab keh rahe hain, builder ka past record aur market conditions matter karte hain. 1150 units hain, toh resale ke time buyer base bhi strong chahiye. My suggestion would be to check their previous projects in Noida, talk to existing owners there, and then decide. Sirf brochure dekh ke investment mat karna. ROI depends on so many external factors, not just builder promises.
₹2 L – ₹11.1 Cr? Bhai, this price range itself is a red flag. Kaunsa 2 lakh wala unit mil raha hai aur kaunsa 11 crore wala? Is it commercial or residential, ya mixed-use? Itna vast range dekh ke toh ROI ki baat karna hi mushkil hai.
Oh, toh fir residential buyers ke liye toh aur risky hai. Commercial ROI calculations are totally different. Aur 1150 total units hain, itni inventory bhi toh move honi chahiye. Lagta hai bahut competition hoga resale mein.

U3, market abhi mixed hai. Central Noida mein toh theek hai, but periphery mein jaise Alistonia Estate ke paas wale areas mein thoda slow hai. Fairfox Eon ka price range ₹2 L – ₹11.1 Cr hai, which is huge. It really depends on the specific unit. Lower end units shayad chal jayein, but high-end ka resale mushkil hai.

Resale market mein aise projects ka kya haal hota hai, yahi asli sawaal hai. Long-term ROI ko leke main bhi nervous hoon.
