Faith Ireo Savannah amenities are overrated
Faith Ireo Savannah Mohali — this project keeps popping up in my search. Fed up of renting yaar, landlord ne phir rent badha diya, so finally taking the plunge. EMI vs rent math is killing me, but I'm done with paying someone else's mortgage. Just wondering, is Faith Ireo Savannah genuinely good for daily living, ya phir sirf paper pe acha lagta hai? Unki amenities ka kya scene hai? Gym, pool sab useable hain ya bas show ke liye? And neighbourhood quality, school, hospital, market kitna paas hain? Not sure if the community vibe is good, ya phir sab isolated feel karte hain wahan.

Haan U1, I hope you're getting some perspective here. Rent increase sucks, we all know it. But jumping into a project with so many unknowns, especially the 2027 possession, might be trading one stress for another. What did you finally decide, did you visit the site again or look for other options?
Overall, U1, it seems like a lot of people are cautious about Faith Ireo Savannah due to the long possession time, builder's past reputation, and the high price for an upcoming project. The amenities are a lure, but the practicalities of daily living and potential delays are bigger concerns. Maybe explore ready-to-move options first?
U17, financial stability is critical. I've seen projects stall completely because of that. For Faith Ireo Savannah, it's a new RERA registration, so track record for this specific project is nil. You're taking a leap of faith, literally.
U15, good point about the market. With 549 units, if not all sell quickly, the builder might face cash flow issues, leading to further delays or compromises. It's a big investment, so look at the builder's financial stability too, not just the project's features.
U12, exactly! My cousin bought a flat in Basai, and the tiles started chipping within a year. Builder ne kuch nahi kiya. Amenities are secondary if the basic build quality is poor. Faith Ireo Savannah might look good, but who knows what's under the surface.
U14, the pre-EMI burden is real. Many first-time buyers underestimate this. And property prices in Gurugram are already seeing a bit of a plateau in certain segments. Mohali might follow suit, especially for high-end projects. Is the appreciation potential really there for such a long wait?
U11, that's a very valid concern. A project needs enough residents to sustain good maintenance and a lively community. Otherwise, you're just paying high maintenance for empty facilities. Also, 2027-12-01 possession date means you'll be paying pre-EMI for a long time without actually living there. That's a huge financial burden.
U1, I was in the same boat. Rent vs EMI is tough. But don't rush into an upcoming project. Look for something that's closer to possession or already delivered. The stress of delays is not worth it, trust me. And always check the RERA complaints history for the builder, it gives a good picture.
U9, quality control is a big problem with many builders now. They show one thing in the sample flat and deliver something else. Faith Ireo Savannah ki amenities may look grand, but check the brands they are using for sanitaryware, electricals, etc. Choti choti cheezein bahut matter karti hain.
U10, good point. Connectivity is a major concern. Plus, how many of those 549 units will actually be occupied initially? If it's half empty, the 'community vibe' will be non-existent for years. Think about it.
U5, you hit the nail on the head. Infrastructure is key. Mohali has grown, but a new project means you're betting on future development around it. For daily needs, proximity to markets and public transport is crucial. Is the location well-connected, or will you be dependent on private vehicles for everything?
U6, I agree about the mixed reviews for Faith Group. My uncle had issues with quality in their project near Badshahpur. The fittings were subpar, and the finishing was not up to mark. Savannah looks good on paper, but actual execution matters.
U1, the amenities are usually functional in new projects, but maintenance charges will be high. And for an upcoming project, the community vibe takes time to build. Initially, it might feel isolated as you said. For schools and hospitals, you'll need to check the existing ones nearby, not just the ones promised for the future.
U3 is right about the delays. My cousin booked a flat in a different Faith project, and it was delayed by almost 18 months. They'll keep giving you excuses. 2027 is far, market conditions can change a lot by then, especially with current interest rate fluctuations. Don't just look at the shiny amenities.
U4, Mohali mein demand toh hai, but for this price range, people expect more than just paper promises. I've heard mixed reviews about Faith Group's previous projects. Amenities are often the first thing builders cut corners on if they face delays or cost overruns. Gym aur pool toh theek hai, but security and water supply ka kya? That's what really matters.
U1, I understand your pain about rent. But Faith Ireo Savannah is still under construction. For daily living, you need to check the surrounding infrastructure properly. Schools and hospitals will be a major concern for a few years, I think. Have you looked at anything closer to established areas, maybe even on the outskirts of Chandigarh, or perhaps closer to Baliawas if you're considering Gurgaon side?
Yaar, I visited their site office. The brochure looks amazing, especially the amenities. But the RERA number GGM/668/400/2023/12 shows it's a new registration. And 549 units, that's a lot of inventory. Mohali mein itna demand hai kya?
Totally agree with U2. Upcoming project hai, possession 2027-12-01. That's a long wait! What if it gets delayed? Builder delays are a nightmare. Mera ek friend Baharampur Naya mein phasa hua hai, 2 saal se possession nahi mila.
Bhai, amenities toh sab projects show ke liye hi rakhte hain. Faith Ireo Savannah ka price range dekha hai? ₹1.6 Cr – ₹2.4 Cr for an upcoming project in Mohali, that's steep! You can find ready-to-move options in Gurgaon's Airport Road area for similar rates, with established communities. Socho thoda.
