Many buyers only check construction quality at possession, but what about long-term society maintenance and RWA handover? That's what I'm worried about for Omaxe Gardenia or Ansal Sushant City. We need a 3BHK for the kids, and a well-managed society is key for their safety and school environment. Do these builders genuinely transfer RWA control, or do they keep interfering? Heard some societies struggle with upkeep after a few years. Any resident experiences on how Omaxe or Ansal communities are managed post-possession? Would love to hear your tips on this.

The market in Chandigarh and its periphery is quite dynamic right now, with many new projects coming up. Builders are desperate to sell, but post-possession services often take a backseat. For a family flat, especially with kids, you need peace of mind about the society's long-term health. Don't just look at the price per sqft or amenities. Ask for actual RWA meeting minutes, past maintenance records, and talk to existing residents if possible. This isn't just about a house, it's about a lifestyle.
Absolutely agree with U6. My neighbour made the mistake of not checking RWA history and now they're stuck with huge maintenance issues. It's better to invest slightly more or wait a bit for a project with a proven track record of transparent RWA handover. This due diligence can save you a lot of headaches and money in the long run. Omaxe Ltd. is a big name, established in 1987, HQ in New Delhi. You'd expect them to have a clear policy on RWA. But 'big name' doesn't always mean 'ethical practices'. Has anyone experienced a genuine, smooth RWA handover with Omaxe Gardenia specifically? Or Ansal Sushant City, for that matter?

Surprisingly, Ansal Sushant City, at least in a block where my friend lives, had a relatively better RWA transition after the initial few years. They formed a strong resident body, and with some persistence, managed to get most of the control. But it wasn't automatic, they had to push for it.
Omaxe Gardenia mein mere ek relative ne flat liya tha. Unke yahan RWA handover toh hua, but builder ne kuch key areas ka control apne paas hi rakha. Swimming pool, club house, parking... in sab par builder ka say abhi bhi zyada hai. Proper independence nahi mili hai. This creates a lot of friction over expenses and upkeep. Kaafi frustrating experience hai unka.
Bhai, this is a critical point. My cousin bought in a prominent project near Rasulpur, not Omaxe or Ansal, but the builder held on to the RWA for almost 8 years! The maintenance was shoddy, funds were mismanaged, and facilities deteriorated. They only handed over after residents threatened legal action. So, please, dig deep into their RWA history before committing. Don't just go by glossy brochures.

Mujhe bhi Manimajra mein ek project mein similar issues sunne ko mile the. Builder ne maintenance charges badha diye the arbitrarily. So yes, it's a genuine concern whether they truly empower the residents.
Ansal Sushant City mein ek friend rehta hai. Unke yahan initial stages mein kaafi struggle hua tha, builder side se interference bahut thi. Ab jaake kahin thoda control aaya hai RWA ke paas, but it took years of fighting. Not a smooth transfer at all.
