Family growing, 3BHK upgrade dilemma in Delhi

₹2.2 Cr for a 3BHK in Vasant Kunj... yaar, it feels like such a stretch, honestly. We're in a 2BHK right now and with the kids growing up so fast, we desperately need more space. My wife ki priority toh achha school aur kids ke liye safety hai, so South Delhi areas like GK ya Saket seem ideal. Lekin wahan prices bahut upar hain. We checked out a Godrej project near Dwarka, wahan 3BHK ₹1.8 Cr tak mil raha hai, kaafi spacious bhi hai. Par will it appreciate like a South Delhi property? Or is it smarter to get a slightly smaller 3BHK in Saket, maybe from a builder like DLF, even if it means compromising on room size thoda? Confused between current space needs and long-term investment. What do you all suggest, especially considering family requirements?
