₹80 lakh for a 2BHK in Sector 89 – that's the advertised price. After PLC, OC, and other hidden charges, it jumps by 15-20%. I work in real estate, but buying for myself is frustrating. This super area vs carpet area game just eats into any real appreciation. I'm looking at Greater Faridabad and Sector 35. With DM Expressway and FNG progress, everyone's predicting 2026 price jumps. But what areas will actually give *genuine* appreciation in the next 2 years? Not just inflated 'all-inclusive' costs. Are builders like Puri or Adore still delivering real value, or is it all hype?
