posted on 16 MayFaridabad 3BHK upgrade: My Goyal Luxury Floors concerns.
I've realized how much promised amenities can differ from reality, especially for investors. Is Goyal Luxury Floors' build quality truly holding up after a year? I'm in a 2BHK, thinking 3BHK upgrade. Worried about future maintenance and resale if cracks appear. Are their amenities actually delivered and usable, or just brochure fluff for tenants?

So, with all these concerns, what did you finally decide? Did you visit the site and check the builder's other projects, U1?
Looking at all the points – the 'UPCOMING' status, the high price of ₹2.7 Cr for only 4 units, and especially the 'RERA Not Applicable' status with a 2026 possession date – it seems like a high-risk investment. The 'luxury' tag can be deceptive. It's better to explore options that are either RERA registered, or already completed, even if it means compromising slightly on the 'luxury' aspect, for peace of mind. Maybe look at some ready-to-move options around Sector 35 before committing to something so uncertain.
RERA number 'Not Applicable' for an 'UPCOMING' project that costs ₹2.7 Cr? Bhai, this is a major red flag for me! How can they sell something this expensive without being under RERA's scanner? This completely undermines buyer confidence. Builders often exploit these loopholes. I'd be super cautious.
The Faridabad market is already a bit slow right now for premium projects. Buyers are very price-sensitive and want full assurance. Projects without RERA or with long possession dates are a tough sell, even if they claim 'luxury'.
Sometimes independent builder floors on smaller plots don't fall under RERA if they are below a certain area or number of units. But even then, transparency about approvals and quality is paramount. You need to check all local municipal approvals very carefully, not just rely on 'Not Applicable'.
Exactly! RERA protection is non-negotiable for me now. No RERA, no deal.
₹2.7 Cr for an 'UPCOMING' project? That's a steep price tag, even for luxury. And it says 'Total units: 4'. Only four units? Is it some ultra-exclusive villa project or what? This low unit count can sometimes mean higher per-unit maintenance costs later, or even less attention from the builder post-possession. What's the catch here?
My experience with a similar low-unit project in Sector 35 was bad. Builder focused on selling the few units, then almost vanished for maintenance. We had to form our own association and literally chase them for basic repairs. For 2.7 Cr, you need rock-solid assurance, not just a promise.
Yeah, low unit count can be a double-edged sword. It could mean exclusivity and privacy, which is a plus for some. But as you mentioned, it often leads to neglected common areas if the builder moves on quickly. The possession date is also quite far – 2026-04-01. That's a long wait.
Price toh bahut zyada lag raha hai for something not even ready yet. Definitely makes you think twice.
Guys, I'm seriously considering Goyal Luxury Floors for a 3BHK upgrade from my current 2BHK in Faridabad. But after seeing so many projects where amenities are just on paper, I'm super nervous. They're quoting ₹2.7 Cr for an 'UPCOMING' project. Is their build quality actually good, ya bas marketing hype hai? And what about future maintenance and resale value if problems start showing up after a year or two? Are their promised amenities like gym, club house, etc., actually delivered and usable, or just for brochure photos?
See, Goyal has a decent name in some parts of Faridabad for smaller projects, but 'Luxury Floors' is a big claim. The project status is 'UPCOMING', and the price is ₹2.7 Cr. Also, it says RERA number is 'Not Applicable'. That's a bit concerning, isn't it? What's the reason for no RERA, does anyone know?
Totally agree with the amenity point. My last builder also did the same drama. Be careful!
Bhai, you've hit the nail on the head. My friend booked a flat in a 'luxury' project near Sector 35 a couple of years back, and half the amenities are still incomplete. It's a huge headache for residents. Always be skeptical about builders promising the moon, especially when the project is still 'UPCOMING'.
