Faridabad 3BHK upgrade: Real negotiation room?
Does price negotiation even work in Faridabad for investors like us? I'm currently in a 2BHK in Sector 15, thinking of upgrading to a 3BHK or villa in Greater Faridabad, maybe Sectors 75-89. My budget's around ₹1.2-1.5 Cr for a decent 3BHK. I've been visiting projects by Puri and BPTP, but the quoted prices for a 1600 sqft unit, say ₹1.3 Cr, seem really rigid. Is there *actual* room to negotiate, or is it mostly fixed? Honestly not sure how much I can realistically knock off. I'm trying to figure out the total acquisition cost too, including stamp duty and PLC. Should I focus more on secondary market deals for better leverage? Already have a home loan, so getting the best deal possible is key. Any experiences with Goyal Estate Agency or direct builder deals on negotiation?

Haan bhai, negotiation kaafi tough hai in Faridabad, especially with big builders like Puri. I also visited their project in Sector 88, prices were non-negotiable for a 3BHK. They just give some 'festive discount' jo pehle se price mein adjust hota hai. Lagta hai secondary market hi better option hai for leverage, but then you worry about older construction.
