Faridabad brokers make negotiation impossible
Is it just me, or do brokers in Faridabad make negotiating feel impossible? We're looking at 3BHKs in Sector 35, maybe something around ₹1.2Cr, for my growing family. My wife's priority is a safe neighborhood for the children and good schools nearby. Goyal Estate Agency showed us a few places, but their prices seem rigid. They always say 'this is the best deal, no room for negotiation'. Should I trust that? I'm trying to figure out the true all-in cost, not just the base price. What about stamp duty, registration, and those hidden charges that pop up near possession? Are there common tactics to get a better deal, especially with brokers? Or is it better to try direct with builders like BPTP or Puri if we find a project? I'm honestly not sure if brokers add value beyond just showing properties. Any experiences getting a decent price reduction, maybe 5-7% in this market?

My cousin bought in Sector 35 last year, same budget. Goyal Estate showed them some duds. They eventually went directly to Puri's project nearby. Brokers add a huge commission without showing true value. Always get the 'all-in' cost in writing, including IFMS, club charges, parking, connection charges. Those can add 5-10 lakhs easily, especially in new projects.
Puri's projects are good, but their prices are also premium. Did your cousin get a good deal directly? How much difference did it make going direct instead of through a broker?
