Budget finalised, loan pre-approved – now stuck on which builder. Honestly, everyone seems to glorify Goyal Luxury Floors by Rahul Mangla in Neharpar for its location near the Delhi-Mumbai Expressway. But nobody talks about the *real* carpet area. I hear the super area vs. actual usable space difference is shocking. Are we just paying for empty common areas? My parents keep saying check every inch. And what about the possession experience? Is it a smooth handover or just a list of pending finishes? Also, I'm worried about the investor-to-resident ratio. I don't want to buy into a ghost building, especially for ₹80L-₹1Cr in Sectors 80-85. Is it even good for end-users? Change my mind if you've had a positive experience.
