Faridabad buyers: What's the real green space situation?
2 years in this industry and buying my own place in Faridabad feels totally different. I'm checking out places like Goyal Luxury Floors By Rahul Mangla. Builders always show these lush, sprawling green areas in brochures, right? But then you visit and it's mostly concrete with some potted plants. Off the record, what's the actual green space like in societies you guys live in? Are they usable, or just for show? Feeling a bit cramped already, not sure if it's just me.

Goyal Luxury Floors? ₹2.7 Cr for an upcoming project with only 4 units? That's a huge amount for Faridabad, especially for something not even ready. Aur RERA bhi NA. Green space toh baad ki baat hai, pehle builder ka track record dekho.
U3, U7, the price point is indeed high for Faridabad. For ₹2.7 Cr, you can get a decent 3BHK in a well-established society in Sector 81 or even some parts of Gurugram. Goyal Luxury Floors being 'Upcoming' and RERA NA, plus only 4 units, makes it sound like a small, perhaps independent builder
U6, sometimes if it's very few units, like 4 units here, or certain types of plots, RERA might not be mandatory. But still, for ₹2.7 Cr, I'd expect full transparency. Upcoming projects without RERA means no regulatory oversight on deadlines or quality. Be very careful.
U3, you're right. RERA NA is a big red flag for me. Why would they not have it?
Bhai, you're not alone. Faridabad mein green space ke naam pe bas thodi ghaas dikhti hai. Brochure toh sab fake hota hai.
