Faridabad buying: Am I missing something on EMI vs rent?

EMI vs rent ka math Faridabad mein sahi mein work karta hai? I'm currently renting for ₹25k in Sector 14, thinking of buying a 2BHK. My budget is around ₹65L. BPTP ke projects dekh raha hoon Neharpar mein. Parents bolte hain EMI ka tax benefit bhi milta hai, but kitna real difference aata hai monthly? Infrastructure like Delhi-Mumbai Expressway ka long-term impact kitna hoga? Honestly, not sure if I should wait or buy now with these rising prices.
