Budget finalized, loan pre-approved – now stuck on Goyal Luxury Floors. Currently in a 2BHK, thinking of upgrading to a 3BHK there. ₹2.65 Cr price tag is quite high. End-user perspective se, wahan daily living experience kaisa hai? Are the amenities actually useful ya bas show-off? Neighbourhood mein schools aur markets kitne paas hain? Is the premium justified for a family?

Faridabad is definitely seeing some good development, especially in areas around Sector 35. But for 2.7 Cr, you need absolute assurance. 'Upcoming' status and only 4 units without a RERA number is a major point of concern. Luxury floors can be great for exclusivity, but if the builder's track record isn't solid, it's a huge gamble. Make sure to check the quality of construction and the actual utility of amenities, not just the brochure pictures. Kya aapne site visit kiya hai?
Absolutely agree with U5. 'No RERA' for an upcoming project is a huge red flag. And with only 4 units, it feels less like a 'project' and more like a custom build. Who will handle maintenance and society management later? This
Rahul Mangla naam pehle nahi suna luxury segment mein. Kya inke koi aur projects hain jo delivered hain? Aur location wise, Sector 35 se kitni door hai yeh exactly? Schools aur markets ka connectivity bahut important hai.
Haan, I also tried to find their RERA details but nothing came up. With only 4 units, it might be an independent builder floor project, which sometimes don't fall under RERA if the plot size is small enough, but even then, transparency should be there. Confirm karlo yeh point.
From what I gathered, Rahul Mangla is more known for smaller, independent builder floors in certain pockets, not really large-scale 'luxury' projects like this. That's why the 'no RERA' is extra concerning. As for location, I heard it's quite close to Sector 35, maybe a 5-10 minute drive, which is a good area for connectivity to schools like DPS and markets in Sector 15. But location alone doesn't justify the price without builder credibility.
