Sector 35 keeps coming up every time I shortlist something. I'm a first-time buyer, looking at a 2BHK and feeling totally lost with the whole home loan thing. My parents keep saying get the best rate, but honestly, it's more about the *process* for me. I recently checked out a project by Goyal Estate Agency there, it looked promising. Which banks did you guys use for your home loans in Faridabad? I'm trying to figure out who gives the smoothest experience, not just the lowest rate. Are there any hidden charges or steps that banks don't tell you upfront? I'm worried about getting stuck with a messy process after booking. Any advice on what to look for beyond just the interest rate?

For me, SBI was surprisingly efficient. I was expecting sarkari bank ka slow process, but my loan officer in the Sector 15 branch was super responsive. They explained everything clearly, no jargons. And the interest rate was competitive too. I think it really depends on the individual relationship manager you get. If you find a good one, stick with them. Ask for references from friends who recently got loans.
Worst experience ever with HDFC Bank in Faridabad. Meri file ko 3 baar reject kiya alag alag reasons deke. Pehle bolte documents complete nahi, phir bolte property valuation mein issue hai, phir credit score. It took me 4 months to get my loan sanctioned, aur tab tak builder ne unit price badha diya! The branch manager was not helpful at all. So, 'best rate' ke chakkar mein mat padna. A smooth process is definitely worth a slightly higher rate.
I'm also worried about hidden charges. Banks ki website pe toh sab clean dikhta hai, but practical experience mein kya hota hai? Are there any common hidden charges we should be aware of?
Aur ek cheez, prepayment penalty bhi check kar lena. Though RBI has mostly removed it for floating rates, for fixed rates or specific loan types, it might still apply. Always negotiate for a waiver on processing fees; many banks offer it, especially towards quarter-end targets. It saves a good chunk of money.
Don't forget the franking charges and stamp duty registration if you're not careful. Banks sometimes club them or quote them vaguely.
Haan, hidden charges hote hain. Most common are processing fees (jo kai baar upfront nahi batate poori), legal opinion charges, technical valuation charges, and CIBIL report charges. Ye sab mila ke 10-20k tak easily ho jaate hain. Always ask for a detailed breakdown of all charges before signing anything.
Goyal Estate Agency? Bhai, thoda research kar lo. Sector 35 mein unke kuch projects pehle bhi delays ke liye notorious rahe hain. My friend bought a flat through them near Ashoka Enclave, aur possession mein 2 saal late ho gaya! Loan process toh baad ki baat hai, pehle builder ka track record pakka kar lo. Warna bank loan pass bhi kar dega aur tumhara flat latka rahega. Current market conditions mein aise builders se bachna chahiye, they can really trap first-time buyers with fancy brochures but no delivery.

Exactly! I can vouch for delays in Sector 35 builders. Mera khud ka experience hai, ek builder ne toh amenities ka promise kiya tha, saal ho gaye ab tak swimming pool sirf 'under construction' hai. Loan toh timely chalu ho gaya but project ki progress dekh ke tension hoti hai. Always check RERA status and past projects ki delivery record.

I found ICICI Bank surprisingly smooth. Unka relationship manager ne kaafi help ki. Process was relatively streamlined, no hidden surprises for me.

Haan bhai, ICICI is good. Mera bhi loan unhi se hua tha for my flat in the same area. Documentation mein zyaada headache nahi diya unhone.
