Is Goyal Luxury Floors By Rahul Mangla ki construction quality utni hi solid hai jitni dikhti hai? I'm based in Dubai, so site visits mushkil hain. Faridabad mein investment ke liye dekh raha hoon, and this project seems good online. But promised amenities versus actual delivery ka kya scene hai? Investors ke liye, kya better construction quality long-term mein resale value aur tenant attraction mein help karti hai? Aur maintenance charges ke against service kitni real milti hai, ya sirf bills hi aate hain? Real experiences batao please.

I've heard Rahul Mangla's name before, maybe a smaller local builder. They might be trying to enter the luxury segment. But without RERA, it's a big gamble. Construction quality *can* be good with small builders if they focus, but the risk of delays is high. Don't go by looks alone, please.
Totally agree with the RERA point. My cousin almost got stuck in a project near Sector 35 last year because the builder kept delaying possession and had no RERA backing. Online pictures are very deceptive. Always check the builder's past projects and financial stability, especially for an 'upcoming' one. This sounds too risky for a first-time investor, especially when you're not even in the country.
2.7 Cr for an upcoming project in Faridabad without RERA? That's a huge amount for first-time buyers like us. Is this even justified? Construction quality may be good, but what about legalities and timely possession? Does anyone know why it has no RERA?
RERA na hone se toh long-term headache hi hai, bhai. Avoid karo, simple.

Mera ek friend phasa hua hai aise hi ek project mein Faridabad ke Sector 35 mein. Construction quality toh theek thi, but possession ki date 3 baar extend ho chuki hai. Builder ne bola tha RERA apply ho gaya hai, but still no update. Jab tak RERA number na ho, investment mat karna. Dubai se toh aur bhi mushkil hoga follow-up karna, trust me.
RERA is mandatory for projects above 500 sq mt or 8 units. Agar 4 units hain, toh shayad exempt ho, but still, transparency ke liye hona chahiye tha. Risk toh rehta hi hai.
