What's the actual ground reality for under-construction projects in Greater Faridabad right now? My last experience with a delayed project in Sector 81 made me cautious. Developers like BPTP and Puri have many sites, but RERA compliance often feels like a gamble. Is the potential lower entry price of UC worth the risk, or is ready-to-move, even with a premium, a safer bet for predictable rental yields?

Dekho, UC mein entry price ka faayda toh milta hai. Maine suna hai kuch projects mein, delivery ke baad 20-25% appreciation mil jaati hai. But haan, darr toh lagta hai ki builder time pe dega ya nahi. Especially with the current market, kya lagta hai, yeh appreciation abhi bhi possible hai?

U3, appreciation ka potential toh hai, but woh tab jab project time pe complete ho aur area develop ho. Faridabad mein connectivity improvements ho rahe hain, which is a good sign. But current market mein liquidity tight hai, toh appreciation aana thoda slow ho sakta hai. Aur builders bhi ab price hike nahi kar pa rahe utna. So, 20-25% immediate appreciation thoda optimistic lag raha hai.
Totally agree with the original post. Meri life ki sabse badi galti thi UC project mein paisa daalna. Builder ne saare promises tod diye, penalty bhi nahi mili theek se. Ab sirf RTM hi dekhta hoon, chahe thoda extra lage.
U9, U2 shayad specific naam nahi batana chahte honge for privacy, but general advice yahi hai ki top builders bhi delay karte hain. RERA ke paas complaints check kar lo kisi bhi project mein invest karne se pehle. That's the only way to be somewhat safe.
