Faridabad luxury flat: Family-friendly ya sirf show-off?
Budget finalised, loan pre-approved – ab Goyal Luxury Floors By Rahul Mangla dekh raha hoon. ₹2.65 Cr mein, is it actually good for a family? My wife's priority hai kids ke school admission aur safety. Floor plans mein carpet area efficient lag raha hai, but real-world mein kaisa feel hota hai? Neighbourhood mein schools, hospitals kitne paas hain? Daily convenience ke liye market connectivity kaisi hai? Yaar, sirf brochure pe accha lag raha hai ya genuinely livable hai? Opinions please.

Meri family bhi similar situation mein thi last year. Humne bhi Faridabad mein dekha tha, but ultimately we decided against 'luxury' tags for our first home. Agar family-friendly chahiye toh Sector 35 ya uske aas paas dekho. Wahan established schools hain, hospitals hain aur market connectivity bhi achhi hai. 2.65 Cr mein wahan shayad thoda aur space ya better amenities mil sakte hain. Yeh Goyal Luxury Floors sirf 'luxury' naam pe premium charge kar raha hai, I feel.
Kya aapko Sector 35 mein koi specific project recommend kar sakte ho? Budget mera bhi almost similar hai, but safety aur schools meri bhi priority hai. Main bhi first-time buyer hoon, so any tips would be great.

Dekho bhai, facts pe aate hain. Yeh project 'UPCOMING' hai, aur sabse bada red flag – RERA number bhi 'Not Applicable' dikha raha hai. Total units sirf 4 hain. Ye toh bahut hi risky lag raha hai. Small builder, no RERA, limited units – itni badi investment ke liye toh red alert hai. Possession date 2026-04-01 hai, but without RERA, kaun guarantee dega? Market mein itne options hain, thoda aur research kar lo.
Exactly! Mere ek friend ne bhi aise hi ek small builder ke project mein invest kiya tha, Faridabad mein hi. 2022 ki possession thi, abhi tak sirf structure bana hai. Builder ne bola tha RERA aa jayega, but abhi tak pending hai. Uska paisa phasa hua hai. Please be very careful with 'Not Applicable' RERA, it's a common trap.
Sahi pakde ho! No RERA is a huge red flag, especially for upcoming projects.
Yaar, Goyal Luxury Floors ka naam toh suna hai. Rahul Mangla ka kaam theek hi hota hai, as far as I know. If the carpet area is genuinely efficient and the floor plans are practical, then 2.65 Cr might be justified for a premium lifestyle. Connectivity aur amenities bhi dekhni padegi for sure.
