Goyal Luxury Floors By Rahul Mangla — I'm finally looking at buying after years of renting. My landlord just hiked rent again, I'm so done. The ₹2.65 Cr price tag for this upcoming project feels steep. Are the promised amenities like the gym or clubhouse actually useful daily, or just for show when it's built? I need to know if this will be a genuinely good place to live for my family. What's the real community vibe expected, and are good schools nearby? Anyone living close by have insights on the daily noise levels or air quality now?

So, what did you decide finally, original poster? Did you go ahead with Goyal Luxury Floors, or are you still looking?
I think the idea of luxury floors is good, especially if you want more space and privacy than an apartment. But for ₹2.7 Cr and only 4 units, the builder needs to have an impeccable reputation and deliver exactly what's promised. The 'Not Applicable' RERA is a concern. Weigh the pros and cons very carefully; it's a huge commitment.
Original poster ne schools aur community vibe ke baare mein bhi poocha tha. Faridabad mein, especially around Sector 35 area, connectivity kaisi hai? Achhe schools toh hain, but is this specific location well-connected? Noise levels and air quality bhi important hain for family.
Jaisa U9 ne bola, location dekhna bahut zaroori hai. Brochure pe mat jaao, actual site visit karo aur surrounding area dekho. Luxury floors mein yeh aur bhi important hai.
Schools toh Sector 35 ke paas achhe hain, no doubt. But us area mein traffic kaafi rehta hai, especially peak hours mein. Commute can be a pain. Air quality ki baat karein toh Faridabad mein pollution levels waise bhi thode high rehte hain, aur construction activity ke saath toh aur badh jaate hain. Noise levels bhi depends on the exact spot, but general construction noise is always there for upcoming projects.
Hmm, luxury floors ka concept toh theek hai, but ₹2.7 Cr for something that's 'Upcoming' and possession date 2026-04-01? That's still a good two years away. Kya abhi ground pe kuch kaam dikh raha hai ya sirf brochures mein hi luxury hai? I'm also tired of renting, but don't want to jump into another headache.
Abhi toh sirf paper pe hai, bhai. Amenities toh sab last mein aati hain, aur woh bhi aksar compromise ho jaati hain.
Yaar, Faridabad mein abhi market conditions waise bhi thodi upar hain, especially for anything 'luxury'. Rent bhi badh raha hai, properties bhi costly ho rahi hain. Hum jaise first-time buyers ke liye itna high price point choose karna is a huge risk. Kahi investment phas na jaaye.
Dekho, 'Upcoming' ka matlab hai abhi toh bas plans hain. Ground reality mein kuch khaas nahi hai as of now. Aur jaisa U3 ne bola, RERA 'Not Applicable' for 4 units is a double-edged sword. Builder ko flexibility milti hai, but buyers ke liye transparency kam ho jaati hai. 2026-04-01 possession date bhi aggressive lag rahi hai for a new start. Delays are almost a given in such projects, especially with small builders. Be careful, bhai.
Bhai, jab maine bhi ye Goyal Luxury Floors dekha, mera bhi same reaction tha. ₹2.65 Cr for an upcoming project in Faridabad? Itna toh Gurgaon mein bhi mil jayega kuch dhang ka. Amenities toh sab paper pe achhi lagti hain, but delivery time pe aur quality mein kitna fark hota hai, woh sabko pata hai. Is builder ka track record kaisa hai, koi batao?
Exactly! 4 units matlab kitni choti community? Will it even feel like a proper 'luxury' setup or just a few standalone floors? Community vibe toh mushkil hogi.
Totally agree with you! Ye price toh bahut hi zyaada hai, especially for a first-time buyer. Aur sabse bada red flag toh ye hai ki iska RERA number 'Not Applicable' dikha raha hai. Small projects (like 4 units) often get away with this, but it raises questions about accountability. Mera ek dost phasa tha aise hi ek chote project mein, builder ne dates pe dates di aur ab tak possession nahi mila. Amenities toh door ki baat hai. Dhyaan se dekhna padega.
