Visited Sector 35 last weekend for a 3BHK. Goyal Estate Agency showed me around. Faridabad builders seriously don't negotiate. They quote a price, offer a token 'spot discount', and that's it. I'm upgrading from a 2BHK, this premium needs real investor value. Any actual wiggle room, or do we just accept their rates? Change my mind.

Be very careful, especially in Faridabad. My cousin bought a flat near Sector 37 and the builder completely ghosted them after collecting 50% payment. Check RERA registration thoroughly and look for projects with a good track record of timely delivery. Don't just go by the 'spot discount' hype, it's often a trap to close the deal quickly.
Which builder are you talking about in Sector 35? And what's the current per sqft rate they're quoting? I heard some projects are still struggling with inventory, so there *should* be some room. Is the market really that hot in Faridabad right now?
Hmm, I don't fully agree. While direct price negotiation is tough, you can often get other things adjusted, like no PLC or a waiver on club membership. It depends on how you approach them. Maybe Goyal Estate isn't the best for negotiation.
Bhai, you're not alone. I booked a 3BHK in Sector 81 two years ago, thinking I could negotiate hard. They gave me a 'festival discount' that was barely 1% of the total cost. Possession bhi delayed ho gaya hai by 6 months already. It feels like a cartel sometimes, no real competition on pricing. My budget went haywire because of all the hidden charges.
U8, no, possession abhi tak nahi mila hai, date extend kar di hai phir se. U4 (the original poster), for Sector 35, current rates are hovering around 6000-7000/sqft for decent projects. The market isn't *that* hot, but inventory is getting absorbed. The trick is to find a builder who needs to clear inventory for their next project, they might be more flexible on payment plans or amenities, if not the base price.
U8, I think he's talking about XYZ builder, they are notorious for delays. I had friends who faced issues there. For the main post, the premium for a 3BHK is justified only if the location appreciates well, otherwise it's just burning money.
Which builder was this in Sector 81? Possession mila kya?
Totally relatable! I was looking at Sector 35 too, same experience. Builders act like they are doing us a favour.
Exactly! I saw a project near Sector 35, they quoted 6500/sqft for a basic shell. No room to budge even after multiple visits. It feels like they've all agreed on a minimum price.
Haan bhai, same experience. Faridabad mein toh builders ki chal rahi hai.
