Hota kya hai na, U3, jab total units 4 ya usse kam hote hain, toh RERA registration mandatory nahi hota. Isliye 'Not Applicable' likha hai. But still, you're right, this increases the risk significantly. Quality control, future maintenance, common areas ka upkeep... sab builder ya residents ke aapsi understanding pe depend karta hai. Isiliye, aise projects mein entry se pehle builder ka past work, material quality, aur neighbors ka background check karna bahut zaroori hai. ₹2.7 Cr is a big amount to take such a risk without RERA
U3, RERA 'Not Applicable' is a huge red flag! Especially for an upcoming project. Builder floors mein aksar yehi issue hota hai. Kal ko koi problem hui toh kahan jaoge? Maintenance ka bhi koi proper structure nahi hota. Be very careful.

U1, is price point pe options hain but maybe not 'luxury floors'. Mostly independent builder floors ya mid-segment apartments. Rahul Mangla ka naam small-scale builder floors mein chalta hai, not large projects. Toh brand value ka itna impact nahi hoga, it's more about location and quality.
Ho sakta hai builder naya ho but quality achhi de raha ho. Price high hai because it's 'luxury'. Faridabad is growing, so maybe it's an investment for future.
