Since last year we're looking for a 2BHK in Faridabad. Kids moved out, don't need a huge place. Goyal Luxury Floors by Rahul Mangla in Greater Faridabad seems good. But builder ka RERA registration kaise check karein? Kya red flags hain? Agar builder delay kare ya OC na de, toh RERA complaints kitni effective hoti hain? Faridabad mein OC aane mein kitna time lagta hai generally?

You need to check his personal RERA registration, if any, or the land owner's. OC aane mein delay toh normal hai, but without proper RERA backing, you're at the builder's mercy. Better to stick to RERA-registered projects, even if they're a bit more expensive.

RERA complaints can be effective but it's a long, draining process. Mera ek friend फंस गया था Sector 35 mein ek project mein, builder ne 2 saal delay kiya. RERA mein case daala toh payment bhi late mili aur possession bhi. OC toh bahut mushkil se mila. Faridabad mein OC aane mein minimum 6-12 months lag jaate hain after completion, agar sab smooth ho toh.

Totally agree with U4. My cousin booked a flat in Sector 88, Faridabad. Builder ne OC ke liye 1.5 saal ghumaya. End mein khud hi nikalni padi with extra charges. It's a nightmare!

Exactly! Maine Propmyna pe hi pehle padha tha, Goyal Estate Agency ke naam se koi builder hai hi nahi with RERA registration. Yaani, as a builder unka 'Total projects: 0' dikhata hai. Be careful, aise mein toh OC aur delay ka issue pakka hoga.
