Faridabad RERA corridor brochures are selling pure fiction
₹35,000 rent down the drain every month, so I'm finally taking the plunge because I'm totally fed up of renting. Landlord raised rent again, but my site visits along the RERA Approved Projects belt near Sector 85 were a brutal reality check. The glossy brochures promise broad access, but the approach road is broken tarmac with zero streetlights. To make it worse, the sales desk suddenly slapped ₹4.2 lakh in surprise development charges not mentioned earlier. How are families actually commuting here daily? Did anyone manage to negotiate these hidden fees or did you just have to swallow it?

I completely understand your frustration because I visited three sites along that stretch last Sunday. One sales executive told me the approach road will be completely widened by December, but local shopkeepers laughed and said the tender has been stuck for two years. Aur shaam ko safe commute toh bhool hi jao, pitch dark ho jata hai. What finally happened with your negotiation on that 4.2 lakh charge, did you push back or just cancel the token plan?
4.2 lakh surprise fee sunte hi I would have walked out of the site office. Faridabad market right now is already seeing slow resale absorption, so why are builders behaving like buyers are standing in line? Hum jaise salaried logon ko toh bas loan interest aur rent dono bharte rehna padega kya?
Total budget trap hai ye corridor. Mere cousin ne ek broker through baat ki thi who was aggressively pushing Goyal Estate Agency listings. Later on RERA search we realized Goyal Estate Agency has 0 completed projects registered under them! Literally zero track record. Kaise koi apni hard-earned savings aisi entities ke bharose de de?
Sahi pakde hain. Zero projects on portal means you are basically funding their trial experiment with your loan EMI. Bhai strictly stay away from unproven names regardless of what shiny promise they make.
Wait, Goyal Estate Agency has 0 total projects? Tab toh complete red flag hai! Thank goodness you shared this, main toh brochure cover dekh kar hi trust karne wala tha. First-time buyers like us get trapped so easily.
Honestly I am so scared of these hidden charges. My monthly rent is eating up half my salary, but putting all life savings into broken roads and zero lights feels terrifying. Has anyone tried checking resale flats around Sector 35 instead, or is the road condition equally bad there?
Bro, exactly! Sector 35 connectivity to the highway is definitely quicker during morning office hours. Par rate wahan bhi owners demand kar rahe hain as if metro door pe khadi hai.
Sector 35 is slightly more settled because older societies are there, so approach roads are somewhat decent compared to the developing belt. But over there registry issues and older maintenance bills are a different headache altogether. Budget buyers ke liye Faridabad mein har taraf compromise hi lagta hai.
Reading this literally made my heart sink because I was planning to visit Sector 85 this coming weekend. ₹4.2 lakh extra development charges out of nowhere? Ye toh direct daylight robbery hai yaar! Is this demand being put on paper as EDC/IDC or are they just giving verbal quotes right now?
Haan bilkul, to answer your question, they disguise it under external electrification and infra cess in the final cost sheet. Mere sath bhi yahi drama hua tha. I had to walk away because my bank loan approval was only for the basic sale price.
Bhai verbal hi bolte hain pehle, and then booking form sign karte waqt quietly add kar dete hain. I visited a site nearby last month and they casually mentioned parking and club charges extra after showing the all-inclusive quote. Totally shattered my tight budget calculation.
