Spent the whole Sunday checking out options in Sector 35. I'm currently in a 2BHK, thinking of upgrading to a 3BHK or villa. Goyal Estate Agency showed me new projects and some resale flats. Honestly, I'm finding way more negotiation room in the secondary market. New project builders are so rigid on prices, not much movement. For resale, especially with individual owners, there's more flexibility, maybe 5-7% if you're lucky. Is this just my experience? Is resale truly where the actual deals are in Faridabad? Anyone else found this?

From my research in Sector 35, for a decent 3BHK (1400-1600 sqft), you're looking at ₹60-75 lakhs for resale, depending on the society and age (usually 5-10 years old). Builders are quoting ₹80-95 lakhs for new projects of similar size, and they barely budge. Negotiation in resale can bring it down by ₹3-5 lakhs easily if the owner is motivated. It's not a huge discount, but it's something. For first-timers, even that much helps.
Meri toh poori kahani hi resale ki hai! Last year, I was looking for a 2BHK in Sector 81, and builders were quoting absurd prices, no room for negotiation even for bulk bookings. Then I found a genuine seller through a local broker for a flat that was 5 years old. Got it for almost 10% less than the prevailing new property rates in a similar locality, including registration. Haan, sahi kaha. Builders toh abhi bhi lagte hain ki market boom pe hai, but reality is different. Resale mein at least owner bhi market condition samajhta hai and is open to discussion. Main bhi Sector 35 mein hi dekh raha hoon, same feel hai.
