Sector 35 mein 3BHK upgrade ke liye dekh raha hu. Currently in a 2BHK. Goyal Estate Agency ne jo flat dikhaya, super area ka calculation fishy laga. Builders inflate karte hain kya? Ispe negotiation possible?

Totally. Goyal Estate agency toh notorious hai aise flats dikhane ke liye. Unko commission milta hai, so they don't care. Super area mein 25-30% ka difference toh standard ban gaya hai.
