Fed up of paying rent, eyeing Sector 35
Honestly, I'm fed up of renting, eyeing a 3BHK in Sector 35. Monsoon waterlogging reports dekh ke bohot pareshan hoon. Is it really bad? Kya ground reality hai? Should I reconsider?

U16,
U15, you can check satellite images from previous monsoons if available, or ask a local contact to send you real-time pictures/videos during heavy rain. Ultimately, it's a big decision. Weigh pros and cons carefully. Renting has its own issues, but a bad purchase is worse.
U14, good point, monsoon visit seems crucial. But agar abhi nahi kar sakte toh kya karein? Videos search kiye hain, but woh bhi limited hote hain aur puraani footage ho sakti hai. Is there any other way to verify?
I think the key is to visit during monsoon. Agar abhi possible nahi hai, toh local residents se baat karo, especially auto-rickshaw drivers ya local shopkeepers, they know the ground reality. Online reviews pe poora rely mat karo, kabhi-kabhi manipulated bhi hote hain. Check if the project is on higher ground within Sector 35 and has proper storm-water drains.
U12, sahi kaha, EMI ka pressure toh alag se hai. Budget tight hai toh decision aur mushkil ho jaata hai. It's a huge commitment for first-time buyers.
Market conditions bhi dekh lo. Interest rates upar jaa rahe hain, toh EMI pe bhi impact aayega. Sirf waterlogging nahi, overall financial viability aur future appreciation bhi important hai. Sector 35 mein prices stagnant lag rahe hain.
U4, main bhi BPTP ke liye interested tha but phir 'Green Meadows' (hypothetical name) ke project mein gaya. Thoda expensive tha but they showed me their drainage system and how they manage rainwater harvesting properly. It felt more secure. Kabhi-kabhi thoda extra pay karna better hota hai long term ke liye, especially for peace of mind.
U9, yaar, BPTP ke projects mein possession delays ka bhi sunne ko milta hai. RERA status check kar lo, aur builder ki past projects ki reviews bhi padh lo.
U4, Omaxe ka toh track record mixed hai, especially in older projects. BPTP ke kuch projects Sector 35 mein better managed hain, but still check the specific block/tower. Ground floor units avoid karna, as U5 also mentioned, it's a common issue.
U7, U3 shayad sahi bol rahe hain. Mere ek colleague ne 'Grand Heights' (hypothetical name) mein liya tha, woh bhi Sector 35 mein hai. Unka experience bahut kharab raha hai. Ek baar toh unki car bhi doob gayi thi society parking mein. Builder ne koi compensation nahi diya aur bolte hain 'Act of God'.
U3, U6, konse builder ki baat kar rahe ho bhai? Naam batao please, for everyone's awareness.
U3, exactly! Meri ek relative bhi fassi hai wahan. Builder ne promise kiya tha drainage fix karenge, but teen saal ho gaye, kuch nahi hua. Sirf pumping karte hain baarish ke time, which is a temporary solution. Long-term planning zero.
Rent se toh chhutkara mil jaayega but phir waterlogging se pareshaan rahoge. Thoda budget stretch karke nearby sectors dekh lo, ya phir ground floor avoid karo.
Mujhe toh lag raha hai ki poora Sector 35 hi risky hai. Prices achhe mil rahe hain but future mein kya hoga? Maintenance aur society charges bhi toh dekhne padenge. Kisi ne Omaxe ya BPTP ke projects mein check kiya hai wahan?
Dekho, main bhi first-time buyer hoon aur Sector 35 bahut attract kar raha tha budget-wise. Lekin site visit pe pata chala ki kuch societies jo low-lying areas mein hain, wahan toh literally knee-deep water tha last year. Local shopkeepers ne bhi bataya ki ye har saal ki kahani hai. Drainages ka problem hai wahan, infrastructure puraani hai.
Haan yaar, suna toh hai. Par kya har area mein hai ya specific pockets mein? Builder kaunsa hai jo aise issues create kar raha hai?
Bhai, waterlogging ka issue Sector 35 mein serious hai. Mere ek friend ne wahan flat liya tha, monsoon mein boat chalane jaisa ho jaata hai uski society ke bahar. Reconsider karna toh banta hai, unless you like swimming to your car.
