Fed up of rent hikes, Vaishnavi Bodhii Tree?
Visited Vaishnavi Bodhii Tree last weekend. Fed up of renting, landlord ne rent badha diya phir se. Project looks okay, but is it genuinely good for daily living? Neighbourhood quality, schools, markets paas mein hain kya? Kya bolte ho?

Honestly, at ₹68 L – ₹1.3 Cr, for an ongoing project with a 2025 possession, it feels a bit risky for a first-time buyer. If you're tired of rent, maybe look at ready-to-move options, even if slightly older. The peace of mind is worth it. Plus, interest rates are also high now. Just my two cents, I got burned once waiting for a project.
My cousin lives in Adigara Kallahalli, which isn't too far. He says the infrastructure is improving, but it's still not fully developed like established areas. For markets, you'll find local kirana stores easily, but for big supermarkets like D-Mart or More, you might have to drive a bit. Schools are there, but the top-tier ones might be further away. It's a trade-off for the slightly lower price point compared to central Bangalore.
I heard the locality is a bit congested during peak hours. What about water supply? That's a huge issue in many new developments. And for schools, are there any decent CBSE/ICSE options within a 5-7 km radius, ya phir bahut door jaana padega?
Dekho, project RERA registered hai (PRM/KA/RERA/1250/304/PR/210324/006723), so that's a good sign. But Vaishnavi Builders ka track record in terms of delivery dates sometimes questionable raha hai. Possession date 2025-12-01 hai, but actual progress site pe kitna hai? Kisi ne visit kiya hai kya recently?
U2, good point about RERA. But even with RERA, delays happen. The market conditions in Bengaluru are so competitive, builders sometimes overpromise. Always check the RERA portal for quarterly progress reports. That gives a clearer picture than just site visits.
U7, you're right. My friend booked with them a few years back, and got possession almost a year late. First-time buyer ho toh ye delays bahut stress dete hain. Vaishnavi Bodhii Tree mein total units 107 hain, which is not too large, so maybe better management?
I visited last month. Construction was moving, but not super fast. The area around it, near Akshayanagar, is developing, but still has some empty plots. Might take a while for full infra to catch up. Don't rely too much on the promised possession date.

Haan, rent hikes are brutal, especially in Bangalore right now. Prices are just crazy. Bodhii Tree ka price range ₹68 L se ₹1.3 Cr hai, which is quite a spread. Budget mein aata hai kya aapke?
Bhai, totally relate! My landlord in Aavalahalli just hiked rent by 15%. Vaishnavi Bodhii Tree ka location toh theek lagta hai map pe, but real life mein commute kaisa hai? And schools, yeah, that's a big one for me too.
